Compare a PG bed with your share of a flat

You are buying somewhere for yourself to live. Compare one PG bed with one person's share of a flat, including the costs outside rent. Comparing a bed with an entire apartment answers a different question: shared accommodation versus living alone.

Many guides come from businesses selling PG or co-living accommodation, so their recommendations have a commercial interest. Colive's comparison, published 23 April 2026, is one example. This guide is not published by a PG operator; its publisher makes a flatmate-matching app, which also gives it a perspective. The useful test is whether the costs and trade-offs support the recommendation.

A double-sharing PG usually means sharing your bedroom. Splitting a two-bedroom flat between two people can mean a bedroom each. Those are different levels of privacy. Decide whether that difference is worth paying for before searching for the cheapest number.

The monthly comparison, per person

Use Whitefield as the example, then replace the estimates with quotes near your actual office. These are publisher and operator estimates, not official market data or current offers.

MakeMyStay's Whitefield guide, updated 29 April 2026, estimates double-sharing PG rooms at ₹9,500 to ₹14,500 per person per month, with meals and housekeeping described as inclusions. Confirm Wi-Fi, electricity, water and any usage caps with the property.

Niptao's Bangalore rent-split guide, published 9 May 2026 using April estimates, puts an unfurnished Whitefield 2BHK at ₹28,000 to ₹40,000 per month for the whole flat. Dividing that estimate equally between two residents gives ₹14,000 to ₹20,000 each in rent alone. The same guide estimates an unfurnished HSR Layout 2BHK at ₹32,000 to ₹45,000, so moving the comparison there does not automatically favour a flat.

Listifyi's comparison dated 10 April 2025 estimates electricity, water, internet and occasional maintenance at ₹2,000 to ₹5,000 on top of flat rent. It is an older, broad allowance rather than an itemised bill. Treating it as a whole-flat allowance gives ₹1,000 to ₹2,500 each for two people; check actual bills before relying on it.

The table includes every cost you need to compare. A numeric all-in total would need food, help, laundry and setup quotes that these estimates do not establish. The three-person column therefore uses your actual 3BHK quote instead of an invented market price.

The cited Whitefield PG band starts below the two-person flat's rent alone. A flat may still be the better choice for privacy, cooking or a longer stay. It has not earned the label “cheaper” until you have filled in the extra rows.

More residents can lower the per-person share of an internet connection, fridge or cleaning service. But a bigger flat costs more, and each person still eats. For an equal split, a three-person home's total monthly cost must be below one-and-a-half times the two-person home's total to lower the cost per head. Use that test on actual quotes.

Entry cost: cash you need before moving in

The deposit can decide this before monthly savings matter. A refundable deposit ties up cash; brokerage, a joining fee and much of your setup spending are expenses. Keep them separate when comparing options.

Zolo's Bangalore PG pricing page, checked 1 October 2026, describes PG deposits as commonly one to two months' rent, within a wider range, and joining or setup fees of ₹500 to ₹3,000. Get the property-specific quote and refund terms in writing.

BangaloreBlogs' cost-of-living guide, published 20 March 2026, describes flat deposits of six to ten months' rent upfront. That is a published market estimate, not a legal requirement or permission to charge that amount.

A worked PG entry example

Combining MakeMyStay's 29 April 2026 double-sharing range with Zolo's deposit and fee estimates checked 1 October 2026, and assuming the first month is payable at move-in, gives this calculated planning range:

  • Lower end: ₹9,500 first month + ₹9,500 deposit + ₹500 joining fee = ₹19,500.
  • Upper end: ₹14,500 first month + ₹29,000 deposit + ₹3,000 joining fee = ₹46,500.

This combines estimates from different publishers. It is not an offer from either business. Add any confirmed extras and keep money available for the move itself.

A worked flat entry example

Using Niptao's April 2026 Whitefield unfurnished 2BHK range and BangaloreBlogs' 20 March 2026 deposit estimate, with two residents contributing equally, the calculated cash requirement for deposit and first rent is:

  • Lower end: ₹28,000 × six months = ₹1,68,000 household deposit. Your ₹84,000 share + ₹14,000 first rent = ₹98,000.
  • Upper end: ₹40,000 × ten months = ₹4,00,000 household deposit. Your ₹2,00,000 share + ₹20,000 first rent = ₹2,20,000.

Neither total includes brokerage, furniture, appliances, a deep clean, moving or connection charges. Ask for each quote. If you join an existing flat, establish whether you are reimbursing an outgoing resident, paying the owner, or buying someone else's furniture. Those payments have different refund arrangements.

Do not plan around an assumed two-month legal deposit cap; confirm the current rules applicable to your tenancy before signing, including any amendment's scope and commencement.

Exit cost: check the agreement before you enter

A PG can be easier to leave because there is less furniture to move and no whole household to reorganise. That convenience depends on the agreement. Ask about notice, minimum stay, deductions and the refund date. A short advertised stay does not remove a lock-in written into the terms.

For a flat, read the notice and lock-in clauses, early-exit charges, painting or cleaning deductions, and deposit settlement process. Ask what happens when one resident leaves while the others stay. Can you propose a replacement? Who approves them? When does your responsibility end?

Do not assume the old deposit will arrive before the next home needs its deposit. A delayed refund can leave you funding both moves. Any claimed monthly saving needs to survive that cash requirement and possible overlap in rent.

Before committing, get clear answers to these points:

  • What notice must you give, and how must you give it?
  • What changes if you leave during a minimum-stay or lock-in period?
  • Which deductions are agreed, and how will they be documented?
  • Who receives the refund, and when?
  • If you leave a shared flat, how will replacement and household purchases be settled?

The flat may be cheaper to run in your specific case and still be harder to exit. Compare both.

What you give up in a PG

You exchange some control for fewer household tasks. In a shared room, your calls, alarms, light and sleep need to coexist with another person's routine. You may have limited influence over who moves into the other bed.

Meal timings matter if your shifts finish late or your office days change. Try the food where possible and ask what happens when you miss a meal. Check vegetarian and non-vegetarian options, kitchen access and whether storing or preparing your own food is allowed.

Read guest and partner rules, overnight-stay terms and access timings before booking. Inspect desk space, storage, bathroom sharing and the room during the hours you expect to use it. Confirm laundry, internet and electricity charges rather than assuming “included” means unlimited.

A PG can work very well if the food, commute, people and rules suit you. You may prefer spending your first weeks learning the city rather than arranging repairs and buying a fridge.

What a flat asks you to manage

You gain more say over the home, subject to the rental agreement and building rules. You also take on the work behind it.

Someone must arrange internet, coordinate repairs, pay bills and keep track of reimbursements. A maid needs agreed tasks and access. A cook needs a schedule and groceries. Appliances need maintenance. A room used for calls still needs a rule about noise outside it.

Agree on payment dates, food, guests, cleaning and shared purchases before moving in. Divide the coordination work as well as the bills. Otherwise, one person can become the household manager without agreeing to the job.

If a flatmate leaves, the household may need to cover the gap, approve a replacement and settle the departing person's deposit contribution. How that affects you depends on your agreement. A good room price is only useful when the group can keep the home running.

A nearby PG can be a better first decision than a cheaper-looking flat with an exhausting commute. Test the journey during your working hours. If you work around ITPL, do not choose HSR only because friends live there without checking the travel you will actually do.

The people change the calculation

A PG generally allocates available beds, though some properties offer room changes or let you join with a friend. A flat share gives you more opportunity to choose the people. That opportunity matters only if you use it.
